She is probably a very nice person who tries to make all her 'inmates'
comfortable by just being plain nice. It would be awful for her to find
her niceness being repaid in a way she least wants or expects.

Seriously, I would read my tenancy/lease agreement very carefully.
These days taking any sort of advantage of the employer/ employee
relationship is more than frowned upon.

I would just enjoy the pleasantness.

It may not be opposable but cats do very well with their thumbs. Their
adept use of their thumb as a hook makes JM Barrie's Pirate Captain look
like a butterfingers.

A rat or a mouse will be flung around using that hook until it is
subdued and ready to submit to its ultimate fate. They have control of
that thumb over and above the control of their other digits. It is
incredible to watch.

I have relatives whose cats regularly use their Border Terriers as
pillows - but they are Maine Coons and bigger than the Terriers, so the
dogs wisely make the most of it and treat it as some sort of symbiosis.
